CAN YOU GUESS WHEN’S THE BEST TIME TO LIST YOUR HOME?
From an article in Banker and Tradesman by Kenneth Harney
- Redfin conducted a study of 1.1 million listings in 19 major markets between 2011 and 2013.
- Homes on the market in winter (December 21st – March 21st) were 9% more likely to sell within 180 days at a smaller decrease from list price than those put on the market in Spring (March 22nd – June 21st) and 10% over listings put on during summer (June 22nd – September 20th).
- Winter listings sold at a price 1.2% higher than homes in any other season. Even in areas with harsh winters, there were statistical advantages for listers. In Boston, the advantage for selling time for listings initiated in winter compared with summer was 14%
- Prices on closed sales in Massachusetts hit their statistical peak in May.
